Finding industrial land.

Land is the bottleneck of every location decision. We find sites with suitable planning law, check grid, servicing and contamination and connect you with municipalities and development partners.

Industrial land

Whether for your own build, build-to-suit or an extension, a site must be more than large enough. Zoning plan, zone category, permitted heights, site coverage, grid connection, transport links and contamination decide whether and how quickly building can start.

Many municipalities allocate commercial land selectively by jobs, sustainability and sector mix. Through our contacts with mayors, economic development agencies and owners we hear early about sites that are never publicly tendered.

Commercial plot, industrial land, logistics site or land for a new logistics building: whether you buy, lease or prefer a ground lease, planning law, servicing, grid connection and ground conditions determine timeline and cost. LÈMANS assesses sites across Germany, including those that municipalities and owners do not offer publicly.

Purchase, leasehold or build-to-suit

01

Purchase

Full control over land and building. A purchase starts with planning law, contamination, ground conditions and grid connection.

02

Leasehold

Some municipalities and foundations only grant land on a long leasehold. This lowers the capital required, but term, ground rent and reversion must suit the financing.

What matters for a site

Logistics property: what matters

Zoning plan

Type and extent of use, heights and building lines determine what may be built.

Zone category (industrial and commercial)

Industrial or commercial zoning decides on emissions and night operation.

Site coverage and building volume ratios (GRZ, BMZ)

Buildable area and volume determine how much building fits on the site.

Grid connection

Available capacity and time to upgrade are becoming a location factor.

Soil contamination

Soil reports and liability must be resolved before acquisition.

Trimodal and rail siding

Access to motorway, rail or port shapes costs and emissions.

Frequently asked questions

Purchase or leasehold?
Purchase gives full control but ties up capital. A leasehold lowers capital needs but limits term and financing. The right option depends on use and financing.
How long until building can start?
With a valid zoning plan, often a few months to permit. If planning law must first be created, it takes considerably longer.
Do municipalities allocate land to any applicant?
No. Many choose by jobs, business tax, traffic and sustainability. A convincing settlement concept improves the chances.
Can LÈMANS also organise construction?
Yes, through build-to-suit with a development partner, as a lease or as your own investment.
Can industrial land be leased?
Yes, either on a lease or long-term through a ground lease (Erbbaurecht). With a ground lease you pay an annual ground rent instead of a purchase price and may build on the land. Municipalities, churches and foundations often make land available this way.
What determines the price of industrial land?
Location and connectivity, planning law and permitted use, servicing, grid connection, ground conditions and contamination. Fully serviced land with planning consent at established locations costs considerably more than land that still needs to be developed. We provide an assessment for your region on request.
