Submarket of the logistics region Hamburg
Hamburg-Billbrook and port
Billbrook and Rothenburgsort form Hamburg's largest industrial area outside the port, while the port with Altenwerder is northern Germany's largest logistics location. Both submarkets are densely built up, and space usually changes hands within existing stock rather than through new development.
Location and access
Billbrook lies in the east of the city between the A1 and A24, with short journeys into the centre via the B5. The port with Altenwerder connects directly to the A7 and to the port railway, which carries containers inland. For supplying the metropolis every minute of driving time counts, so both locations are in demand for urban distribution.
Space profile
Billbrook is dominated by commercial buildings, forwarding facilities and production sites built over several decades, many with ground-level doors. Modern logistics buildings almost only emerge through demolition and redevelopment. Port land is generally let rather than sold.
What occupiers should consider
For existing buildings, look closely at clear height, floor load, yard space and permitted operating hours. The port has its own allocation rules and requires port-related use. Anyone who needs proximity to the city should also consider smaller and older properties, which are rarely marketed publicly.
