Site coverage and building volume ratios (GRZ, BMZ)
Figures setting how much of a site may be built on and how much volume may be erected.
The site coverage ratio sets the share of the plot that may be built over, the building volume ratio the permitted volume per square metre of land. Together with yard and parking areas they determine how much warehouse fits on a site.
Calculation
The site coverage ratio (GRZ) states what proportion of the plot may be covered by structures. With a GRZ of 0.8, 80% of the plot may be built on. Under Section 19(4) of the Land Use Ordinance, parking, access roads and ancillary facilities count, but may exceed the ratio to a limited extent. The building volume ratio (BMZ) states the permitted volume in cubic metres per square metre of plot and is often the tighter limit for tall buildings.
Guide values
The Land Use Ordinance gives a GRZ of 0.8 and a BMZ of 10.0 as guide values for commercial and industrial areas. The specific development plan may set lower values. For logistics with large yards, building and yard together often result in actual coverage close to the upper limit.
