Logistics Region Magdeburg
Magdeburg lies in the triangle between Berlin, Hamburg and Leipzig, where the A2 and A14 meet the Elbe, the Mittelland Canal and the Elbe-Havel Canal. Retail and e-commerce shape the market, and unlike many top regions there is still land for larger developments.
Location and access
The A2 links Magdeburg with Hanover and Berlin, and the A14 runs south via Halle to Leipzig and Dresden. The northern extension of the A14 is open between Wolmirstedt and Stendal, and the remaining gap to the A24 towards Schwerin and Hamburg is due to close in the early 2030s. At the Magdeburg waterway junction the Mittelland Canal crosses the Elbe, and the Elbe-Havel Canal leads to Berlin. A low-water lock keeps the Port of Magdeburg accessible all year regardless of Elbe levels, the port runs its own railway, and Magdeburg is an important rail node.
Demand
Retail and e-commerce are the main occupiers, and large mail-order and fulfilment centres have settled around Haldensleben in particular. Food retail, parcel carriers and contract logistics use the central position between the metropolitan areas, joined by chemicals in the Salzland district and mechanical and plant engineering with heavy-lift and project cargo through the port. Demand focuses on mid-sized distribution space along the A2 and A14.
Clusters
In the north of the city, the port, GVZ Hansehafen and the Rothensee industrial estates form the trimodal core. Barleben and Wolmirstedt lie between the A2 and the Mittelland Canal, and Haldensleben with its Südhafen is a focus for mail-order retail. To the south, Sülzetal with Osterweddingen, Schönebeck and Calbe line the A14. Burg completes the market to the east on the A2 and the Elbe-Havel Canal.
Outlook
For the roughly 400-hectare high-tech park site on the A14, originally intended for a semiconductor plant, the state is seeking new industrial occupiers after the project was cancelled. Step-by-step completion of the A14 northwards improves access to Hamburg and the Baltic, and the port is expanding its heavy-lift business. Available land makes the region attractive for larger new builds, which rely on ESG standards and solar power.
