Schweinfurt is one of Bavaria's major industrial locations, with a focus on bearings, drive technology and automotive suppliers. Hafen-Ost, Maintal and Gochsheim and Sennfeld on the A70 shape the logistics market, and a large inter-municipal business park is being created on the former Conn Barracks.
Location and access
The A70 runs south of the city with the Schweinfurt-Hafen-Ost, Schweinfurt-Zentrum and Gochsheim exits and meets the A7 at the Schweinfurt/Werneck interchange. The A71 to Thuringia branches off at the Werntal junction. The Port of Schweinfurt on the Main is run by the municipal utility and has a rail network of more than five kilometres.
Space profile
The Hafen-Ost industrial estate covers about 250 hectares and is fully marketed, while the city still offers plots in the Maintal technology park on the A70. Gochsheim and Sennfeld add forwarding and warehouse space. On the former Conn Barracks, a joint authority is planning a business and industrial park of about 90 hectares with a rail siding, to be developed in several stages.
What occupiers should consider
Demand is closely tied to local industry, and production-related warehouse space is sought after. Existing industrial buildings may be suitable for warehouse and logistics use. For the Conn Barracks, occupiers should ask the municipalities about timing and whether logistics is permitted.
