Submarket of the logistics region Stuttgart
Kornwestheim / Ludwigsburg
North of Stuttgart, Kornwestheim is one of the most important rail logistics locations in the south-west. Its combined transport terminal is being expanded into the largest in Baden-Württemberg. Together with Ludwigsburg it forms a densely occupied submarket for industry, retail and distribution.
Location and access
Kornwestheim borders Stuttgart to the south, with Ludwigsburg adjoining to the north. The A81 links the submarket with Stuttgart, Heilbronn and the Stuttgart interchange on the A8. Container and swap-body traffic to the seaports and across Europe runs via the intermodal terminal.
Space profile
The submarket is densely built up. Existing industrial and retail buildings dominate, many with limited clear height. New buildings almost only emerge from converting existing business land, and large vacant plots are practically non-existent.
What occupiers should consider
Greater Stuttgart is one of Germany's tightest logistics markets. Occupiers should review existing buildings, sublets and redevelopments and be able to decide early. For rail traffic, proximity to the terminal pays off.
