Submarket of the logistics region Berlin

Berlin South (city)

Between the city motorway and the city boundary, southern Berlin is home to some of the capital's largest industrial and business areas. Neukölln, Tempelhof, Mariendorf and Marienfelde as well as Rudow and Adlershof offer space for city logistics, light industrial and multi-let business parks with short routes into the city centre.

Location and access

The A100 city motorway serves Tempelhof and Neukölln with the Tempelhofer Damm, Oberlandstraße, Gradestraße and Grenzallee junctions, and since August 2025 it has extended to Treptower Park. The A113 begins at the Neukölln interchange and runs via Späthstraße, Johannisthaler Chaussee, Stubenrauchstraße and Adlershof to the Schönefeld interchange and BER. The B96 and B101 link Tempelhof, Mariendorf, Marienfelde and Lichtenrade with the Berlin ring. The Teltow Canal and the Neukölln Ship Canal connect the port of Neukölln to the waterway network.

Space profile

At around 200 hectares, the Südring estate is the largest business area in Neukölln and, alongside traditional industry, increasingly attracts logistics occupiers. Mariendorf and Marienfelde have large industrial areas with a high share of manufacturing at Großbeerenstraße and Motzener Straße, and Tempelhof has business land along the Teltow Canal. Further locations include Gradestraße and Kanalstraße on the Teltow Canal and Buckow-West, and in Treptow-Köpenick the Am Glienicker Weg estate on the A113. Supply consists mainly of existing buildings, multi-let business parks and smaller units, while modern large-scale new builds are rare.

What occupiers should consider

Inner-city land is scarce and competes with office, laboratory and residential use, and vacated buildings are often re-let without public marketing. Key points are lorry access and manoeuvring space, yard depth, floor loading and proximity to residential areas, for example for night and weekend operations. The low-emission zone applies inside the S-Bahn ring. Occupiers who need large distribution space should also consider Schönefeld, Großbeeren and Ludwigsfelde outside the city.
