Submarket of the logistics region Upper Rhine

Rastatt / Baden-Baden

Between Karlsruhe and Bühl, Rastatt, Muggensturm, Bischweier and Baden-Airpark line the A5. A large car plant, food retail central warehouses and supplier logistics shape a submarket that is closely linked with Karlsruhe.

Location and access

The A5 serves the submarket with several junctions between Rastatt and Bühl, and the B3 links Muggensturm and Rastatt with Karlsruhe. The Rhine Valley Railway is being supplemented by a new line with the Rastatt Tunnel, due to open at the end of 2026. Karlsruhe/Baden-Baden Airport lies in Baden-Airpark near Rheinmünster, and Alsace begins just across the Rhine.

Space profile

Rastatt's East business and industrial area on the A5 contains large industrial and logistics sites, including food retail central warehouses. In Bischweier a large consolidation centre for the vehicle industry has been built on a brownfield site. The Baden-Airpark business park covers about 142 hectares and is largely occupied, while Muggensturm and Bühl add established business parks.

What occupiers should consider

Supplier logistics for the car plant creates steady demand for space close to the factory. Rhine floodplains and flood protection limit new areas west of the A5, and free plots are rare. For shift operations, look closely at the labour market, which competes with industry.
