Build-to-suit
New construction to the requirements of a specific occupier.
In build-to-suit, a developer or investor designs and builds a property for an occupier who leases it long-term or buys it. The occupier gets a tailored building but must commit early to requirements and term.
Variants
In leasehold build-to-suit, a developer or investor builds and lets long-term to the occupier. In freehold build-to-suit, the occupier acquires the completed asset. Land purchase, design, permits and construction are often bundled in one contract with a fixed price or cost cap and a binding completion date.
Success factors
A precise specification, a realistic schedule with a permit buffer, a clear process for change requests and handover against defined criteria prevent disputes. For the investor, lease term, occupier covenant and the building's alternative-use potential are decisive.
