Planning and permits
Greenfield
A previously undeveloped site that is developed for the first time.
Greenfield developments are more predictable but require a suitable zoning plan and face growing political reservations over land take. Compensation areas and infrastructure belong in the calculation.
Process
A greenfield development usually begins with an amendment of the land use plan and the preparation of a development plan. Infrastructure with roads, utilities and drainage, ecological compensation and traffic and noise studies follow.
Opportunities and risks
Greenfields offer design freedom, clear ground conditions and large contiguous areas. Against this stand long planning periods, land-take debates and the risk of political rejection. Municipalities increasingly link zoning to requirements for jobs, design and energy.
