Logistics Region Swabia

Swabia stretches from Augsburg via Günzburg to Ulm/Neu-Ulm and Memmingen, linking the Stuttgart–Munich axis with the north-south A7. Engineering, aerospace, commercial vehicles, pharma and food drive demand, and the region offers considerably more room than the Munich and Stuttgart conurbations.

Location and access

The region straddles the border between Bavaria and Baden-Württemberg. The A8 links Augsburg, Günzburg and Ulm with Munich and Stuttgart and meets the A7 between Würzburg and the Allgäu at the Ulm/Elchingen interchange. At the Memmingen interchange the A96 branches off towards Munich and Lindau. The Ulm-Dornstadt intermodal terminal on the Stuttgart–Ulm railway and the GVZ Region Augsburg connect road and rail, and Memmingen Allgäu Airport completes the offer. Munich and Stuttgart are about an hour from Ulm and Augsburg.

Demand

Augsburg is a focal point for machinery, robotics and aerospace. Around Ulm, commercial vehicles, suppliers and pharma shape demand, and in the Allgäu and around Günzburg the food industry. Retail, spare parts and central warehouses add to this, supplying southern Germany, Austria and Switzerland from a location between Munich, Stuttgart and Lake Constance.

Clusters

Augsburg with the freight village near Gersthofen, plus Friedberg and Königsbrunn, forms the eastern core. Ulm with Donautal and Ulm-Nord, Neu-Ulm and Dornstadt at the intermodal terminal is the western focus, with Langenau and Elchingen close to the motorway interchange. In between, Günzburg, Leipheim with AREALpro on the former air base and Burgau line the A8. To the south, Memmingen at the junction of the A7 and A96 is the logistics location for the Allgäu.

Outlook

Swabia has recently been one of the most dynamic regions for new logistics construction, driven by large projects in Langenau and Günzburg. Conversion sites such as AREALpro and former industrial land offer room for further development. The new intermodal terminal in Augsburg, due to open in 2027, and the expansion of Ulm-Dornstadt by 2028 strengthen rail. With work on the last section between Ulm-West and the Ulm/Elchingen interchange started in 2026, the A8 between Ulm and Munich will be six lanes throughout.
