The A48 and A61 meet at the Koblenz interchange. The GVZ Koblenz freight village, the trimodal Rhine port and the locations of Polch and Mendig west of the city form the core of the logistics region and serve northern Rhineland-Palatinate and the axis between Cologne and Rhine-Main.
Location and access
The A61 links the submarket with Cologne and Ludwigshafen, the A48 with the Eifel and via the Dernbach interchange with the A3. The GVZ lies south-east of the Koblenz interchange directly on the A61. The Rhine port in Wallersheim is connected to Koblenz-Lützel freight station by its own port railway and has regular container services to Antwerp and Rotterdam.
Space profile
The GVZ and the A48 near Polch feature modern mid-sized and large distribution centres and forwarding facilities. The Rhine port is dominated by storage and handling space with water and rail access. In Mendig, new buildings are emerging on former airfield land and in the business park on the A61.
What occupiers should consider
Larger plots are scarce in Koblenz itself, while there is more room to the west along the A48 and A61. Occupiers handling containers or bulk goods should check proximity to the port. For supra-regional distribution, drive times to the A3 and to Cologne or Frankfurt matter.
