Zone category (industrial and commercial)
The classification of an area under German land use rules, such as industrial or commercial zone.
Industrial zones (GI) more readily permit disruptive operations and night work, commercial zones (GE) impose tighter noise and emission limits. The zone category therefore decides whether 24-hour logistics or certain production is possible.
GE, GI and special areas
Commercial areas (GE) under Section 8 of the Land Use Ordinance serve mainly businesses that do not cause significant nuisance, industrial areas (GI) under Section 9 also businesses that would be inadmissible elsewhere. There are also special areas under Section 11, for example for ports, logistics or large-scale retail, with their own designated purposes.
Subdivision and quotas
Many plans subdivide areas by emission behaviour or set noise emission quotas per sub-area. A site can therefore be formally zoned GE but allow hardly any noise at night. For logistics, the quota and the distance to sensitive uses must always be checked alongside the zoning category.
