Submarket of the logistics region Swabia

Ulm / Neu-Ulm / Langenau

Ulm and Neu-Ulm lie where the A7 and A8 cross, on the border between Baden-Württemberg and Bavaria. Commercial vehicles, pharma, suppliers and central warehouses shape the submarket, and the Ulm-Dornstadt intermodal terminal links it with the seaports.

Location and access

At the Ulm/Elchingen interchange the A8 Stuttgart–Munich meets the A7 Würzburg–Allgäu, and the B10 and B30 serve Neu-Ulm and the south. The Ulm-Dornstadt intermodal terminal on the Stuttgart–Ulm railway is being substantially expanded by 2028. Stuttgart and Augsburg are about an hour away, Lake Constance about an hour and a half.

Space profile

The Donautal industrial area in the south of Ulm is dominated by production and large plant warehouses, while Ulm-Nord and Dornstadt host distribution and forwarders near the intermodal terminal. In Neu-Ulm, logistics space is concentrated in Pfuhler Ried. In Langenau on the A7, a large European central warehouse has been built on a former industrial site.

What occupiers should consider

The location at the motorway interchange makes the submarket attractive for supra-regional distribution, but land for new buildings is scarce in Ulm itself. Langenau, Dornstadt and the Bavarian side offer good alternatives. Because of the state border, planning law and responsibilities differ between Ulm and Neu-Ulm.
