Planning and permits
Brownfield
A previously used, often industrial site that is redeveloped.
Brownfields avoid new land take and are often well connected. Demolition, contamination and existing rights must be resolved. Many municipalities prefer brownfield developments to new land.
Typical starting points
Brownfields are former industrial, commercial, railway or military sites. They are often located within existing settlements and connected to road or rail. Old buildings, foundations, utilities and contamination frequently remain, the extent of which only becomes clear through investigation.
Economics and planning
Demolition, remediation and ordnance clearance increase costs, but are often offset by location, existing planning rights and political support. State funding programmes can finance parts of the remediation. A robust cost estimate before acquisition and a clear allocation of risk in the purchase agreement are decisive.
