Submarket of the logistics region Munich
Munich North: Eching, Neufahrn, Garching
Munich's north, between the city limits and the airport, is the Bavarian capital's most important logistics submarket. Eching, Neufahrn and Garching sit on the A9, A92 and the A99 ring and supply Munich and southern Bavaria.
Location and access
The A9 leads straight into the city and to Nuremberg, the A92 to the airport and eastern Bavaria, and the A99 ring around Munich. The airport is only a few kilometres to the north-east. Driving times into the city are short as long as the main routes are clear.
Space profile
The submarket is shaped by modern logistics parks and established business parks. Vacant plots are almost all taken, and land is expensive and scarce. New space mainly emerges through densification, multi-storey concepts or demolition and rebuild.
What occupiers should consider
Munich is one of Germany's tightest logistics markets. Space is often let before it is marketed. Occupiers should start early, be flexible on size and layout and also consider Erding, Freising and the corridors towards Augsburg and Ingolstadt.
