Submarket of the logistics region Magdeburg

Magdeburg Port / Rothensee

The Port of Magdeburg stretches for about ten kilometres along the Elbe in the north of the city and is one of the most important inland ports in eastern Germany. With the GVZ Hansehafen freight village, the Rothensee industrial estates and the A2 on the doorstep, it is the trimodal core of the region, while Burg to the east adds space on the route to Berlin.

Location and access

The Magdeburg-Rothensee junction connects the port and industrial estates directly to the A2, and the Magdeburg interchange with the A14 lies a few kilometres to the west. A low-water lock gives year-round access from the Elbe, and the Rothensee lock connects to the Mittelland Canal. The port's own railway network and a rail container terminal link ship, rail and truck.

Space profile

The submarket ranges from handling and storage areas on the quayside through logistics and production buildings in the Rothensee and Mittelelbe estates to distribution centres on the A2. The port company also plans a heavy-lift building accessible by rail. In Burg, larger sites are available on the A2.

What occupiers should consider

Occupiers who want to use inland shipping or rail should look specifically for sites with quay or rail access, as these are limited. For pure road distribution, proximity to the A2 junctions is decisive. For sites near the port, check flood protection and contamination from former industrial use.

Frequently asked questions

Can the Port of Magdeburg be used at low water?
Yes. Since the end of 2013 a low-water lock has kept the port accessible all year regardless of Elbe levels, and it is also connected to the Mittelland Canal.
Are there sites with rail or water access in Magdeburg?
Yes, mainly in the port and the GVZ Hansehafen. Supply is limited, and we also review properties that are not marketed publicly.
