North of Koblenz, industrial and logistics locations line both banks of the Rhine. Mülheim-Kärlich, Weißenthurm and Andernach with its trimodal port lie on the left bank, Neuwied and Bendorf on the right. The submarket combines industry, port logistics and distribution in a compact area.
Location and access
On the left bank, the B9 runs from Koblenz via Mülheim-Kärlich and Weißenthurm to Andernach and on towards Bonn, and on the right bank the B42 passes through Bendorf and Neuwied. The A48 crosses the Rhine at Bendorf and reaches the A61 at the Koblenz interchange and the A3 at the Dernbach interchange. The Port of Andernach is trimodal and has a regular rail service to Antwerp.
Space profile
The submarket mixes industry with plant warehouses, port handling and modern distribution centres. In Mülheim-Kärlich, new logistics buildings have been built on former power plant land. In Neuwied the Distelfeld industrial area is largely occupied, and new land is being developed at Friedrichshof.
What occupiers should consider
The riverside location means some tight sites and flood issues, so plots should be checked for flood zones. Occupiers needing water or rail access will find it in Andernach and Bendorf. For pure distribution, sites close to the A48 are an advantage.
