Memmingen / Allgäu
Memmingen lies where the A7 and A96 cross and is the central logistics location for the Allgäu. The food industry, machinery and vehicle manufacturing, and groupage and regional warehouses shape the submarket, which extends along the A7 to Kempten and serves southern Germany, Austria and Switzerland.
Location and access
At the Memmingen interchange the A7 Ulm–Füssen meets the A96 Munich–Lindau. Memmingen is served by the Memmingen-Nord and Memmingen-Ost junctions on the A96 and Memmingen-Süd on the A7, and Allgäu Airport in Memmingerberg via Memmingen-Ost. The A7 gives quick access to Bad Grönenbach and Kempten to the south and Ulm to the north, and Munich is just over an hour away. Memmingen rail hub lies on the Munich–Lindau–Zurich and Ulm–Oberstdorf lines. There is no intermodal terminal in the Allgäu, the nearest is Ulm-Dornstadt.
Space profile
The focus is the Memmingen-Nord business park of around 200 hectares on both sides of the A96, right at the motorway interchange. A large logistics provider runs one of its biggest sites there and is building an additional cross-dock terminal due by 2027, and a development plan sets permitted building heights by zone. Further space is available in Amendingen and in the business park in the south of the airport site in Memmingerberg. In Kempten, the Ursulasried industrial and business park concentrates land-intensive businesses on the A7 and B12.
What occupiers should consider
Large contiguous plots are scarce in the Allgäu, and supply consists mainly of existing buildings and smaller new developments. Larger projects at the airport have failed in the past over planning issues and local opposition, so planning consent and traffic concepts should be reviewed early. For rail traffic, allow for pre-carriage to the Ulm-Dornstadt intermodal terminal.
