Günzburg, Leipheim and Burgau line the A8 between Ulm and Augsburg. A high density of industry and production, the inter-municipal AREALpro and proximity to the Ulm/Elchingen interchange make the submarket one of the most dynamic logistics locations in Swabia.
Location and access
Günzburg, Leipheim and Burgau each have their own junction on the six-lane A8. The Ulm/Elchingen interchange with the A7 is about eleven kilometres from AREALpro, and the Ulm-Dornstadt intermodal terminal is about half an hour away. Augsburg is just under an hour away, and Günzburg has long-distance train stops on the Ulm–Augsburg line.
Space profile
On the former Leipheim air base, the district of Günzburg, Leipheim, Günzburg and Bubesheim jointly develop AREALpro, where modern logistics and production buildings have been built. In Günzburg, industrial and business areas such as Deffingen and along Ulmer Straße shape supply, recently joined by a large logistics park. Burgau offers smaller business sites on the A8.
What occupiers should consider
The submarket is an alternative to Ulm and Augsburg with more room. Land for new buildings is limited, so options in AREALpro and Günzburg should be reviewed early. For sites at AREALpro, note the possible relocation of the Leipheim junction.
