Submarket of the logistics region Upper Rhine

Karlsruhe / Wörth

Karlsruhe and Wörth on the opposite bank form the northern focus of the Upper Rhine. Rhine ports with container terminals, a strong vehicle and oil industry and the position on the A5, A8 and A65 make the submarket the logistics hub between Baden, the Palatinate and Alsace.

Location and access

At the Karlsruhe interchange the A8 to Stuttgart and Munich branches off the A5. The B10 crosses the Rhine on the Maxau bridge to Wörth, where the A65 from Ludwigshafen and Landau ends. By throughput the Rhine ports of Karlsruhe are the largest port in Baden-Württemberg, and Karlsruhe and Wörth both have trimodal container terminals.

Space profile

Port land, industrial sites of the oil, paper and vehicle industries and business parks with existing buildings of various sizes shape the market. On the Palatinate side, larger logistics sites have been developed around Wörth and Kandel on the A65, many of them for the vehicle industry.

What occupiers should consider

The Maxau bridge is the bottleneck between Baden and the Palatinate; a second bridge has long been planned but is not yet under construction. If you serve both banks, check your position relative to the bridge carefully. Free land in Karlsruhe itself is scarce, Ettlingen, Rheinstetten and the Southern Palatinate offer more room, and permits follow Baden-Württemberg or Rhineland-Palatinate law depending on the bank.
