Uses and logistics models

Automation and robotics

Conveyors, shuttle systems, robots and software in the warehouse.

Automation increases throughput and storage density and reduces reliance on staff. It requires flat floors, high power, a stable IT network and often longer leases, because the investment must be written off.

Technologies

Conveyors, sorters, automated small-parts warehouses, shuttle systems, automated guided vehicles, autonomous mobile robots and picking robots are used. They are controlled by a warehouse management system and often a material flow controller.

Implications for property and lease

Automated systems require flat, load-bearing floors, stable temperatures, high grid capacity, backup power concepts and a powerful IT network. Because investments in the system are often depreciated over ten years, occupiers want correspondingly long leases. Removal, ownership of fixtures and reinstatement should be clearly agreed.
