Freight village (GVZ)
A business area bringing logistics companies and transport modes together at one site.
Freight villages connect road, rail and sometimes waterway via transhipment terminals. They offer logistics land with suitable zoning, often with night operation, and short distances to partners.
Concept
Freight villages (GVZ) have been developed in Germany since the 1980s as planned logistics locations with rail and trunk road connections. They are often operated by a development company with municipalities and businesses as shareholders. The intermodal terminal is at the heart of many freight villages.
For occupiers and investors
Freight villages offer planning certainty, suitable zoning, night operations and proximity to partners. Vacant land is rare because these locations are in demand. Existing assets in established freight villages are regarded as particularly secure to let.
