Submarket of the logistics region Berlin

Oberkrämer / Velten

North of Berlin, a logistics and industrial location in its own right has developed between Oberkrämer, Velten, Hennigsdorf and Oranienburg. The six-lane northern Berlin ring, the A111 into Reinickendorf and the A24 towards Hamburg link it with the capital and the north-west.

Location and access

Since 2022 the northern Berlin ring has had six lanes throughout between the Havelland and Pankow junctions. Oberkrämer lies at the Oberkrämer junction; at the Oranienburg interchange the A111 branches off via Hennigsdorf into Berlin-Reinickendorf, and the B96 leads to Oranienburg. The A24 towards Hamburg is reached via the Havelland junction and the Kremmen junction. Velten has a public inland port on the Velten branch canal connected to the Oder-Havel Canal, and Hennigsdorf lies on the Havel, where the Havel Canal branches off towards Wustermark.

Space profile

In Oberkrämer, the Gewerbepark Vehlefanz directly on the A10 and the land around Eichstädt set the tone, and modern distribution and fulfilment buildings have been built here in recent years. Velten offers industrial land with rail and port access in the Berliner Straße and Am Heidekrug areas. Hennigsdorf is dominated by steel and rolling stock manufacturing, with large former industrial sites and business areas with rail sidings, while Oranienburg has business parks for manufacturing, plastics, chemicals and logistics.

What occupiers should consider

The Oberhavel district has little vacant business land by Brandenburg standards, and larger new buildings are mainly being built on the A10 in Oberkrämer. In Oranienburg, unexploded Second World War bombs regularly require an ordnance survey before construction, which should be planned early. Housing is close to some areas, so noise protection and operating hours need to be checked. Occupiers who want to use rail or water will find sidings and port access in Velten and Hennigsdorf rather than on the motorway.
