Submarket of the logistics region Berlin
Schönefeld / BER
Around BER Airport and the Schönefeld interchange, a logistics location in its own right has emerged. Schönefeld with Waltersdorf, Mittenwalde and Rangsdorf combine air cargo, express and distribution with short routes into Berlin and onto the Berlin ring.
Location and access
The Berlin ring (A10), the A13 towards Dresden and the A113 airport motorway meet at the Schönefeld interchange. The A113 and A117 lead into Neukölln and Treptow, and since September 2026 the new Waltersdorf-Nord junction on the A117 directly serves the business parks east of BER. Mittenwalde lies on the A13 with the Ragow and Mittenwalde junctions, Rangsdorf on the A10 and the B96. Since December 2025, BER station has also been served by the Dresden railway.
Space profile
Air cargo at the airport is handled at three locations: the Cargo Center in the south, the Express Center in the north and the Airportpark on the B96a, where forwarders run offices and warehouses. Schönefeld-Nord, Waltersdorf and Kiekebusch have business parks with buildings for forwarding, services and distribution. In Mittenwalde, Ragow and Rangsdorf, larger distribution and logistics sites have been developed along the A13 and A10.
What occupiers should consider
Building height restrictions apply around BER, and night flights are banned between midnight and 5 am, which matters for express and air cargo. Land directly at the airport is scarce and often tied to airport-related use. Large-scale distribution is more likely to find room in Mittenwalde and Rangsdorf, existing buildings on the city's edge more likely in Waltersdorf and Schönefeld-Nord.
