Submarket of the logistics region Dresden/Chemnitz
Dresden
Dresden links the A4 with the routes to Berlin and Prague and, with its freight village and Alberthafen, is the trimodal hub of eastern Saxony. The semiconductor cluster in the north of the city, retail and production shape a submarket where land is tight in the city and more available in the surrounding area.
Location and access
The A4 bypasses Dresden to the north and west. At the Dresden-Nord interchange the A13 branches off to Berlin, and at Dresden-West the A17 to Prague, about two hours away. The freight village at Friedrichstadt station is linked by the port railway to the Alberthafen, whose TrailerPort offers rail services to destinations including Rostock and Duisburg. The airport lies in Klotzsche directly on the A4.
Space profile
In Friedrichstadt, the freight village, the port and established business land shape supply, and the port also specialises in heavy-lift cargo. Northern Dresden hosts semiconductor fabs, suppliers and smaller business parks such as Rähnitzsteig at the airport. Larger distribution and logistics buildings are found mainly in Ottendorf-Okrilla on the A4 and in Wilsdruff west of the city.
What occupiers should consider
Free logistics land is scarce within the city, so large new builds tend to emerge in the surrounding area along the A4. For semiconductor suppliers, short journeys to northern Dresden and buildings with demanding technical specifications matter. Anyone planning to use the Alberthafen should allow for Elbe navigability depending on water levels.
