Saarbrücken and Völklingen form the centre of Saarland on the Saar. Four motorways, the border crossing into France and the Saarbrücken rail hub make the submarket a location for general cargo, distribution and cross-border traffic.
Location and access
The A1 starts in Saarbrücken-Burbach and heads towards Trier and Cologne, while the A6 connects the city via the Goldene Bremm crossing with the French A320 and towards Mannheim. The A620 follows the Saar to Völklingen and Saarlouis, and the A623 links Saarbrücken with the A8. Metz is about an hour away.
Space profile
The submarket features general cargo cross-dock facilities, mid-sized business units and redeveloped industrial land. New business space has been created on former steelworks, refinery and power station sites such as the Saarterrassen and Gewerbepark Völklingen-Ost. Larger new buildings tend to sit on the edge of the city and in the surrounding area, for example in Kleinblittersdorf.
What occupiers should consider
Large contiguous sites are scarce in Saarbrücken, and many reserves are on former industrial land with longer lead times. For traffic to France, driving time to the Goldene Bremm matters; for supplying Saarland, proximity to the A620 and A623. On brownfield sites, ground conditions and contamination should be checked early.
