South of Magdeburg, the region's main new-build focus has emerged along the A14. Osterweddingen in the municipality of Sülzetal concentrates distribution and parcel centres right on the city boundary, while Schönebeck and Calbe further south offer industrial land with a chemicals and production environment.
Location and access
Osterweddingen lies directly on the A14, and the Magdeburg-Sudenburg junction leads straight into the city. Via the A14, the Magdeburg interchange with the A2 to the north and Halle and Leipzig to the south are quickly reached. Schönebeck on the Elbe and Calbe on the Saale lie a few kilometres east of the A14.
Space profile
Since the 2010s, large distribution centres for food retail, parcel carriers and online retail have been built in Osterweddingen. Schönebeck and Calbe offer industrial land and existing buildings in a production and chemicals environment. The roughly 400-hectare high-tech park on the A14 is earmarked for industrial occupiers.
What occupiers should consider
For supplying Magdeburg and distributing southwards, Osterweddingen is the first choice, though the supply of ready-built warehouses there is limited. Schönebeck and Calbe are an alternative with more room. The high-tech park targets production and advanced technology rather than pure warehousing.
