Submarket of the logistics region Dresden/Chemnitz
Chemnitz
Chemnitz lies where the A4 meets the A72 and is one of Germany's longest-established industrial centres. Vehicle and engine manufacturing, suppliers and mechanical engineering shape a submarket concentrated in the north of the city and the municipalities along the motorways.
Location and access
At the Chemnitz interchange in the north of the city, the A4 between Dresden and Erfurt meets the A72 between Leipzig and Hof. Dresden and Leipzig are each about an hour away, and the last section of the A72 near Leipzig is due to open in 2027. For combined transport, shippers mainly use GVZ Glauchau on the A4.
Space profile
The submarket is shaped by production and supplier buildings, forwarding facilities and business parks. Industriepark Leipziger Straße and ChemnitzPark in Röhrsdorf lie close to the motorway interchange, and the Jagdschänkenstraße estate directly on the A72. Larger logistics buildings are also found in Limbach-Oberfrohna and Hartmannsdorf.
What occupiers should consider
Sites near the Chemnitz interchange are the most sought after, while larger new builds are worth looking for in the municipalities along the A4 and A72. Many existing buildings come from industry and offer repositioning potential, so height, floor loading and access should be checked carefully. For suppliers, driving time to the plants in Chemnitz and Zwickau matters.
