Fire safety and security

Sprinkler system

An automatic extinguishing system that fights a fire where it starts.

In large logistics buildings a sprinkler system is usually a prerequisite for permits and insurance. Design, water supply and protection class depend on the goods and storage height, for example under VdS CEA 4001 or FM Global. A system designed for cardboard does not automatically cover plastics or batteries.

Standards and design

In Germany, sprinkler systems are mostly designed to VdS CEA 4001, internationally to FM Global data sheets or NFPA. The design follows from the hazard class, storage type, storage height and packaging. This determines the design density, operating area and required water supply, usually held in a sprinkler tank on site.

Implications for a change of occupier

A system is designed for a specific risk. If the goods, plastic packaging or racking height change, in-rack sprinklers, pumps or tank volume may need to be added. This is among the most expensive adaptations when re-letting. Maintenance, expert inspections and the system log are therefore standard items in any due diligence.
