Building and structure
Clear internal height
The free space between the floor and the lowest installation.
While the girder height describes the structure, operations depend on the clear height below sprinkler pipes, lights or crane rails. Racking must also keep a safety distance between goods and sprinkler heads.
What reduces the height
Sprinkler pipes, lights, ventilation ducts, cable trays and possibly crane rails hang below the girders. In addition, the sprinkler design requires a clearance between the top of the goods and the sprinkler head. In practice, usable storage height is therefore often well below the clear height to the girders.
Checks before leasing
For racking design, what counts is the height of the top pallet including the load carrier. It is derived from the clear internal height minus safety clearances and handling allowance for forklifts. Occupiers with a specific racking layout should have it checked against as-built drawings and a site visit before committing to a space.
