Rooftop solar

Solar installations on a warehouse's large roof area.

Warehouse roofs are well suited to photovoltaics. What matters is roof load capacity, fire safety, grid feed-in and who operates the system and uses the electricity. Tenant power or roof lease models split benefits and costs between owner and occupier.

Operating models

The owner can operate the system and supply power to the tenant, lease the roof to a third party, or the tenant operates the system itself. Each model has consequences for tax, liability, energy law and the lease. Tenants are mainly interested in consuming inexpensive solar power on site, owners in additional income and ESG metrics.

Technical prerequisites

Besides roof load capacity, the condition and remaining life of the membrane, fire safety distances to fire walls and rooflights, cable routes and feed-in capacity at the grid connection all matter. A PV system on a roof that needs refurbishing within a few years causes double costs.
