Submarket of the logistics region Würzburg/Schweinfurt

Würzburg / Rottendorf / Estenfeld

Würzburg is the regional centre of Lower Franconia and lies on the A3, A7 and A81. The trimodal port and the city's business parks supply the city, while Rottendorf, Estenfeld and Kürnach to the east, close to the Biebelried interchange, have developed into forwarding and distribution locations.

Location and access

The A3 passes south of Würzburg towards Frankfurt and Nuremberg, and the A81 to Stuttgart begins at the Würzburg-West junction. The A7 runs east of the city with the Würzburg/Estenfeld exit and meets the A3 at the Biebelried interchange. The Port of Würzburg is run by the municipal port company, and around three quarters of its throughput moves by rail.

Space profile

The submarket mainly offers existing warehouses, forwarding terminals and mid-sized business space in the city's estates and in the port, which is almost fully let. Larger distribution space is more likely in Rottendorf, Estenfeld and Kürnach near the interchange. New land only comes forward in small phases.

What occupiers should consider

Within Würzburg, supply is tight and dominated by existing stock, and topography and the river limit expansion. For distribution with heavy truck traffic, locations near the A3 and A7 east of the city are an advantage. Occupiers needing water or rail access should check availability in the port early.
