Kitzingen district lies between Würzburg and Nuremberg on the A3 and A7. Kitzingen has turned former barracks and airfield sites into business and logistics parks, Dettelbach sits right at the Biebelried interchange, and Wiesentheid and Rüdenhausen offer land further east on the A3.
Location and access
The A3 and A7 meet at the Biebelried interchange, giving direct access to Frankfurt, Nuremberg, Stuttgart, Kassel and Ulm. Kitzingen connects to the A7 and A3 via the B8 and lies on the Würzburg–Nuremberg railway and the Main. Wiesentheid and Rüdenhausen reach the A3 via the Wiesentheid exit.
Space profile
Business and technology parks with modern logistics new builds and refurbished existing buildings have been developed on the former US sites in Kitzingen. Forwarding and distribution warehouses stand at the Biebelried interchange and in Dettelbach, while the Mainfrankenpark itself is largely built up. New logistics space is being added in Wiesentheid and Rüdenhausen on the A3.
What occupiers should consider
For distribution in all directions, proximity to the Biebelried interchange is the decisive factor. The conversion parks in Kitzingen are privately developed, so offers often come directly from the owner. For older buildings on former barracks, check building fabric, clear height and floor load carefully.
