Uses and logistics models
High-bay warehouse
A warehouse with very tall racking, usually automated.
High-bay warehouses reach heights far above standard halls and are often built as rack-clad structures where the racking supports the roof. They offer many pallet positions on a small footprint but are tailored to one user.
Construction
In rack-clad construction, the racking supports roof and facade, so the warehouse is building and equipment at once. Alternatively, racking stands within a conventional envelope. High-bay warehouses are usually served by stacker cranes in the aisles, controlled by a warehouse management system.
Permits and fire safety
High-bay warehouses need their own fire strategy, often with in-rack sprinklers or oxygen reduction. Because of the height, the development plan, setback areas and townscape are often the decisive hurdles. For investors, the strong focus on one occupier must be reflected in lease term and residual value.
