Office and welfare areas

Administrative, staff and sanitary areas within a logistics property.

Compact office blocks at the front of the hall or on a mezzanine are typical, usually around 5 to 10% of the warehouse area. Labour-intensive uses such as fulfilment need more welfare space, changing rooms and break areas than pure storage.

Workplace regulation

German workplace regulations set minimum requirements for break rooms, sanitary facilities, changing rooms and first aid rooms. The required size depends on the number of employees per shift. A fulfilment centre with several hundred staff therefore needs considerably more welfare space than a pallet warehouse with a few forklift drivers.

Treatment in the lease

Office and welfare areas are usually priced higher than warehouse space. For investors, a moderate office share is an advantage because it ensures broad usability without hindering re-letting. A very high office share points to a corporate property and changes the target group.
