Lettable area

The area on which rent is paid, measured according to an agreed standard.

Commercial property in Germany is often measured under the gif guideline (MF/G), alternatively DIN 277 or a contractual definition. Warehouse, office, mezzanine and outdoor areas are often priced differently.

Types of area

A logistics property typically comprises warehouse space, office and welfare areas, mezzanines, plant rooms and external areas such as the yard and parking. Each type of area can be priced separately. Plant rooms, stairwells and circulation are treated differently depending on the standard.

Deviations and consequences

If the actual area deviates from the contractual one, this can trigger rent reductions or adjustments unless the lease provides otherwise. For service charges, area often determines the allocation key. A joint measurement before the lease starts provides clarity.
