Leases and transactions

Corporate real estate

Mixed-use commercial property with hall, production and offices, often owner-occupied.

Corporate properties are mostly older assets of mid-sized companies, often with potential for modernisation or repositioning. Investors value them for their broad usability.

Characteristics

Corporate properties combine production, storage, workshops and offices on one site. They have often grown over decades, with extensions from different periods. Owner occupation means there are no leases or market comparables, and value is derived from location, condition and redevelopment potential.

Strategies

Owners can sell, let parts of the site, use sale and leaseback or reposition the asset. Investors see potential in splitting into several units, modernisation or replacement new build. A sober assessment of building services, permits and contamination is decisive.
