EU Taxonomy
The EU classification of which economic activities count as environmentally sustainable.
For real estate, the taxonomy sets technical criteria for new construction, renovation and acquisition and ownership. Key factors include primary energy demand, the energy performance class and a climate risk assessment. Funds and banks report the share of taxonomy-aligned investments.
Criteria for existing buildings
For buildings constructed before 2021, acquisition is generally taxonomy-aligned if the building has at least energy class A or belongs to the top 15% of the national stock. New buildings require primary energy demand below the nearly zero-energy standard. Assessment of physical climate risks and compliance with minimum safeguards are also required.
Market relevance
Taxonomy alignment influences fund classifications under the SFDR, financing terms and the buyer base. For logistics properties with large unheated areas, the data basis is often difficult because energy certificates have limited informative value.
