Energy performance certificate

Evidence of a building's energy performance under the German Buildings Energy Act.

An energy certificate must be presented at sale and letting. For warehouses with heated areas it indicates insulation and building services. On its own it is usually not enough for an ESG assessment.

Demand and consumption certificates

The demand certificate calculates energy demand from the envelope and building services, while the consumption certificate is based on measured consumption over recent years. Both are possible for non-residential buildings; for new builds the demand certificate is required. For buildings kept only frost-free, the informative value is limited.

Obligations

On sale, letting or leasing, the certificate must be presented at the latest during the viewing and handed over after signing. Property advertisements must state key values. Missing certificates can lead to fines and delay transactions.
