Uses and logistics models
Distribution centre
A warehouse from which goods are distributed to stores, retailers or consumers.
Distribution centres sit close to consumer markets and motorways. They combine storage with picking and dispatch and need many doors and good access for staff.
Role in the network
A distribution centre consolidates goods from manufacturers or ports and distributes them in smaller units to stores, retailers or end customers. Unlike a pure stockholding warehouse, throughput is the priority: goods are stored, picked, packed and shipped the same or next day.
Location factors
Travel times to recipients, quick motorway access, permission for night operations and a labour market that supports shift work are important. For investors, distribution centres at established logistics locations with broad occupier demand are particularly re-lettable.
