West and north of Nuremberg, Fürth, Erlangen and Herzogenaurach are strong economic locations. Retail, medical technology, electrical industry and sporting goods manufacturers drive demand for logistics and business space on the A3 and A73.
Location and access
The A73 links Fürth and Erlangen with Nuremberg and Bamberg, and the A3 runs to the south towards Würzburg and Regensburg. The Main-Danube Canal passes through Fürth and Erlangen, and Nuremberg Airport is close by.
Space profile
Business parks with mid-sized buildings and headquarters with storage dominate. Large distribution centres are mainly in Fürth and around Herzogenaurach. Vacant land is scarce.
What occupiers should consider
The densely populated urban axis leaves little room for new development. Occupiers should review existing buildings and occupier changes. For large requirements, locations along the A3 to the west are also an option.
