Exclusive search mandate

An instruction to an adviser to search the entire market for space.

With an exclusive search mandate the occupier has one point of contact who brings together public and non-public offers, compares and negotiates. It prevents the same property being presented by several agents and creates clarity on fees and prior knowledge.

Why exclusivity helps

When the same request is given to several agents at once, owners receive identical enquiries several times, properties are offered twice and conflicts arise over prior knowledge and commission. An exclusive mandate bundles the approach, protects the searcher's confidentiality and ensures a complete picture of the market.

Fees

In logistics leasing, the owner usually pays the commission. For search clients, the options presented are therefore mostly free of commission. Where this exceptionally does not apply, it is agreed transparently before the search starts.
