Net initial yield
Annual net operating income relative to the total purchase price including acquisition costs.
The net initial yield is the key return metric in transactions. Non-recoverable operating costs are deducted from annual rental income and the result is divided by the purchase price plus real estate transfer tax, notary, land registry and agent fees. Prime yields for logistics refer to modern assets in top locations with long leases.
